Tenant Information

Qualifications To Rent:

  • Applicants must have a good credit history, some problems accepted
  • Applicants must be individuals, not corporations
  • Applications must have proof of income, self employed applicants need to provide 2 most recent years of tax returns, also 1099's, and/or W-2
  • Retired persons must prove sufficient income and/or sufficient reserves in bank
  • Very good rental history or ownership history for 2 years must be proven
  • If an applicant is weak in one area, considerable strength in other areas will help.  Also a strong co-signer will be considered
  • If an applicant is weak, sometimes double or triple deposit will be required


  • Move-Out Inspections:

  • Move-out inspections of homes are made between Mondays and Fridays during normal business hours
  • Special exceptions are sometimes made for Saturdays or evenings when possible by appointment only
  • All your furniture and personal items must be removed from the premises before inspection can be made
  • Utilities MUST be on for the inspection
  • Please do not intend to stay in the home after the inspection is completed
  • Please call our office to schedule an appointment for your inspection
  • Requirements for Inspection:

  • Remove all personal items and trash from home and yard
  • Clean appliances thoroughly (refrigerator, stove, vent-hood, dishwasher)
  • Clean and disinfect the kitchen and bathrooms, wipeout bath and kitchen cabinets
  • Mop floors and remove all marks from them
  • Wash walls carefully. Do not spackle small holes, we will take care of that
  • Clean all windows & reattach screens
  • Mow, trim and edge the yard prior to check out
  • Carpets must be professionally cleaned. We can have this done for you. The cost will be more for Kool-Aid and other such stains that are not easily removable
  • If you have pets (authorized or not) in your home, you will be required to have the home professionally treated for fleas. An damage caused by pets (including urine stains and orders) will be charged to you
  • Please contact us before you touch-up the paint. Touching-up badly is sometimes worse than no touch-up, and you will be charged for repainting. Please do not assume that we will be repainting the home, normal wear and tear does not require repainting after every tenant
  • You will be charged for any cleaning, hauling, mowing or repairs to the property that were noted on your move-in inspection form. You will also be charged for re-keying the locks if your keys are not returned. Your security deposit, or any portion thereof, will be returned within 30 days after you move
